Scope of Work

We are seeking highly qualified and experienced HVAC contractors to provide comprehensive proposals for the design, supply, and installation of new heating, ventilation, and air conditioning systems for two residential structures on our property in Mid-City Los Angeles. The primary residence is approximately 3300 sq ft, and an accessory dwelling unit (ADU) in the back is approximately 780 sq ft. Our primary objective is to achieve optimal indoor comfort, superior energy efficiency, and reliable performance across both independent living spaces, ensuring full compliance with all local codes and regulations. For the main house, the scope of work includes a complete HVAC system installation. This entails performing accurate load calculations to properly size the equipment, designing an efficient ductwork system (or evaluating and modifying existing if applicable and suitable), selecting and installing high-efficiency split systems, heat pumps, or other advanced systems with excellent SEER2, HSPF2, and EER2 ratings. The installation must cover all components: indoor air handlers, outdoor condenser units, new refrigerant lines, electrical connections, condensate drainage, and smart programmable thermostats. We expect a professional-grade installation, utilizing durable, high-quality materials and reputable brand equipment to ensure longevity and minimal maintenance. The ADU requires an independent HVAC system designed specifically for its 780 sq ft footprint. Contractors should propose the most suitable and efficient solution, which could include a dedicated compact split system or a multi-zone mini-split system, providing independent climate control from the main house. Similar to the main house, the scope for the ADU includes all necessary load calculations, equipment selection, supply and installation of indoor and outdoor units, line sets, electrical work, drainage, and user-friendly thermostat controls. Efficiency and quiet operation are key considerations for this unit. All proposed work must adhere strictly to the City of Los Angeles Department of Building and Safety codes, including Title 24 energy efficiency standards. The selected contractor will be responsible for obtaining all necessary permits, managing inspections, and ensuring a fully compliant installation. Proposals should clearly detail equipment specifications, warranties, labor costs, materials, and a projected timeline for completion. Upon project completion, we expect thorough system testing, balancing, commissioning, and comprehensive instruction on system operation and maintenance. The work area must be kept clean, and all debris removed professionally.
